When starting the home buying process, I recommend that you first meet with me so we can get to know each other, discuss your goals, and identify what you’re looking for in a property. This is also a great opportunity for me to provide an overview of current market trends and conditions. This meeting doesn’t have to be formal—it can be as simple as grabbing a coffee at your favorite local spot or a quick meeting at your current home. For those who live outside the area or are unable to meet in person, we can set up a phone or video consultation to accommodate!
When setting out to buy a property, the most important initial step is to get pre-qualified for a mortgage. Not sure where to start? Don't worry—I have a number of fantastic mortgage partners I can connect you with, ensuring you work with quality individuals who care about you from start to finish.
Once you have a budget established, I will take the other items discussed in our initial meeting—such as the type of property, preferred location, size, bedrooms, etc.—and set up a detailed and customized property search for you. This search will send automated notifications as soon as a new property that fits your criteria hits the market. As we view properties and refine your preferences, I will adjust the search accordingly.
From here, the fun part really begins. When you see a property hit the market that fits your criteria and sparks your interest, you can get in touch with me to arrange a private showing. When I take you to see a property, I won't just open the door for you—I will offer you insights on the property, such as how it compares to recently sold properties in the area, information on recent updates or upgrades, and highlighting any positives while keeping an eye out for any red flags.
When you feel confident that you've found a property that fits your needs and you want to make an offer, I will help you draft an offer that protects your best interests and gives you a great opportunity to secure the property. While we love it when the first offer gets accepted, the process often involves negotiation and sign-backs from the sellers with amendments to the initial offer. During this process, I will guide you through each change and option while continually working for your best interests. I am always committed to negotiating the best possible deal and securing your dream property!
Once you have an accepted offer, it may include a number of conditions set by either the buyer or seller for due diligence or collecting information. Common conditions for the buyer include a detailed home inspection, arranging financing, lawyer's review of condo corporation status certificates, and the sale of the buyer's property. I will guide you through each step and refer you to the appropriate third-party professionals (e.g., home inspectors, lawyers, appraisers). I attend all inspections and actively communicate with brokers, banks, and lawyers to ensure all due diligence is completed, preparing you to either waive or fulfill conditions and secure the purchase!
Once you have a firm deal, and leading up to closing, I will accompany you to any additional walk-throughs of the property that have been negotiated during the offer process. These walk-throughs are helpful for collecting measurements for furniture and potential renovations, picking paint samples, or, if it's a longer closing, ensuring the property remains unchanged from the initial agreement.
Closing day is here! Today, you'll receive the keys to your new home! After collecting the keys from the lawyers and moving in, the transaction is officially complete.
